is there a leading software or other service for searching titles for lien holders when buying tax sales? i have a list of an upcoming tax sale and need to understand who are the various lien holders on each property. thanks in advance.

it depends on your state and liability. It depends on what you owe on your primary vs other opportunities. 

In Florida, Texas and other states with similar real estate laws, pay off your primary residence , you'll keep a roof over your head.
