@ShareRoss I'm confident I created an accurate {monthly hold cost proforma} included fixed and/or variable expense(s) using the tools listed on the Bigger Pockets website. But always open for feedback. 

Would you be interested in creating a monthly club to network and to discuss current or previous local transactions?

@BrianGarrett - What creates a wider margin in other markets? Does certain cohorts or transaction strats directly impact the realized earnings? One would assume the health and balance of a local real estate market would drive margins. {This is my inexperienced opinion}. If time permits would like the opportunity to speak with you.

Thank you for the prompt response. I'm attempting to familiarize myself with the many tools listed on the bigger pockets site. In theory flips should be easy to find, quick to renovate and extremely profitable. However, I'm sure there are substantial variables which will ultimately impact profitability, and my mental health.

I have a crew in place, plan to pay cash {at least for the first few transactions} and understand the first few deals may not include profitability.

Are you familiar with Golden Lakes in West Palm Beach? - Okeechobee Blvd and Jog Road.

I'm an active investor, however, new to this asset class. Over the last 20yrs my focus was strictly equities {stocks}, REITs etc. Considering cheap {starter} neighborhoods like century village, golden lakes or other age restricted communities. I'm younger than the community requirements, but would assume I can purchase for investment, just cannot occupy the dwelling. Would also prefer to buy in an LLC, but my understanding is some communities restrict ownership to natural name only. {No LLCs}

any advise is appreciated.
