Thanks for those points to consider Chris. I am a new investor just starting out. With only one rental and a single W2 income I have been asking myself regularly "do I need a CPA?" and so, i am trying to search for something that would point me toward an answer. If yes, then comes the question of 'who is the CPA for me'. For me, they have to be able to operate via phone, skype, zoom, teams, etc. because I move frequently for work so I am not going to be located with my CPA. I have simple circumstances now, but I want to grow and scale, so my CPA would need to be able to support my future endeavors too if they're staying on board with me long term.

 Cliff, how would someone know if their portfolio is big enough to justify? Would you say your perception may be different from most people because of your accountant background? Hey Beth, I’m AD as well. I just rented out my first door in TN after we moved away. I’m Looking to increase my portfolio through buy and hold primary residences as well as scanning for deals to buy as rentals. Hopefully some light rehabs in the beginning until I gain some confidence. Good luck to you two!

Be familiar with the tenant laws of the state you are going to, I think WA is one of those states that favors the tenant heavily which can sometimes create headaches with managing! Don't let that scare you, just be aware of it and do your homework!

I currently have one rental under my VA entitlements which is in TN (plenty of entitlement left). I’ll be looking to use VA on the next. I’m looking to turn primary residences into rentals as I move around, but am still interested in finding deals that I could get without using VA loan. It would be nice to have a couple properties in the same area of TN As my first.

Hey all, 

This is an introductory post. I'm Jeff, active military, as well as a husband and father. I'm looking to expand my SFH and Scale my portfolio throughout the remainder of my career to reach financial independence and to create some level of generational wealth for my children. Currently I only have 1 rental.

My goals for 2024 are to continue my education, and hire a CPA as I consider new ventures. I will accumulate rentals across the country as I progress which I could foresee being a little more challenging as I have to build new networks in each region.

I am Interested in networking with other military investors as well as reading the expertise from other long standing members within the group.
