Funny, some of us in IL are intrigued by various markets in TN! I'd be interested in being in touch with you as you start building your business in this area, though. I know a few good agents in the suburbs, and know many of the neighborhoods in the city proper fairly well. I also drive through them often. Let me know if there's some specific type of deal or building or neighborhood you're looking for, and I'll keep you in mind if I come across it.

Thanks for the info Marcus! I think your marketing angle on this question is good to consider. I'd say that before an investor decides on a target audience, the investor should know or decide his or her goals. That will help narrow down the target audience. Some investors seem to chase hot neighborhoods without having answers to these kinds of questions first.

@Peter Halliday Hi Peter. I had the exact same question. Thanks for posting it. I'm not too far from Arlington Heights and I was recently talking to an investor and agent near there about looking for a deal there to syndicate. I'd love to talk with ya sometime soon.

@Michael Hayworth. Hi Michael. Could you please bullet point the main work items/tasks you are talking about when you tell listing agent "I'll do all the work on my side", for those of us who haven't used this approach before? Thanks for adding so much to this discussion, btw!
