@Jackielange unfamiliar with Dodd-frank, but will definitely look it up. Anyone have experience with Ohio specifically?

@billgulley Properties have different owners. We (my wife and I) feel we are priced out of investing in CA.

Hello All,

I am looking at some land contracts out of state and trying to make the numbers work. Properties are priced low ($20k), however I would like some dorection to help structure the deal.

Putting $6k down, financing $10k amortized over 20 yeaa for a 2 year term @ 7%.

Please advise.....

@ Jon Holdman sounds like my wife may have beat me to the punch. I really want to utilize a PM for many reasons, however need to ensure that the property can perform for me as well.

Hey all, need some guidance....

Looking at a SFH in Indiana, great schools, high demand area, with a reasonable sale price $130,000. I'm stuck in the analysis paralysis stage with this deal...

I am looking at this property not needing much maintenance, however am looking at it renting for $1250 per month. Really wanted to put myself in a stronger equity position since appreciation will be minimal over the next few years (again I'm guessing).

Going in with 10% down and estimating cash flow of approx $238 per month net.

Property taxes are 2% and factoring $160 monthly misc maintenance expense.

Please send me some thoughts.

Hello Bigger Pockets Community. My name is Jeff Johnson and I am located in Rancho Cucamonga, CA. I have a broad sales background, however minimal real estate experience besides owning multiple personal residences over the years.

My wife recently completed the book Rich Dad Poor Dad, which has now dominoed into the last two weeks of endless research and studying. We have started what we hope to be a successful journey towards our financial restructuring.

Immediate goal is to buy our first income property, ideally a 4 plex. Very interested in suggestions, strategies, etc from the community.

I promise to help where I can and pay it forward as I grow with experience.
