@Aaron Sizemore, hang in there.  Yes, some BP posters can be a bit abrasive.  Learn to take how they say something with a grain of salt.  I am not personally invested in your situation but I even I was taken back by the tone of a couple of your respondents.

Anyway, try to take a look at this thread and determine who provided the best advice and follow it if appropriate.  If you haven't already send them a colleague request.  Follow what they say in other posts to get a good perspective of their experience.  As a newbie experience is what you lack.  It appears that you have the drive and desire and you just need to gain experience to help guide you in the application of the principles that you already understand.

Best of luck to you in your future endeavors.  Keep plugging along doing the best job you can and you will do fine.  However, doing the best job you can includes seeking out the counsel of others when you are unsure of the appropriate course of action.  You may need to develop a tougher skin because the counsel will not always be diplomatic or what you want to hear.

@Austin Hughes hang in there.

Everyone is struggling on their personal journeys and the obstacles placed before them.  Mine is currently being impacted by cancer but my prognosis is fairly good.  There are a lot of people who are in worse shape than I am and I am thankful for my comparative good health.

Keep on keeping on and you will get out of this current rough patch just fine.

@Account Closed mentioned, I am still struggling with learning the basics of all topics real estate investing.  At this point I am still trying to get a handle on the general concept of wholesaling.  I am slowly getting there.

Nick, feel free to interject any specifics about Ohio law and what activities are permissible.  To me it appears that the only way to "wholesale" in Ohio is to actually buy the property and then sell later it at a higher price.

At this time I have no intent of buying properties in Ohio, wholesale or otherwise.  Therefore, it is not critical that I learn about specific Ohio laws at this time.  However, I can be in Ohio in an hour and a half so that may change in the future and I would need to know the rules of the game in a hurry then.

@Bill Gulley, thanks for your response.

I developed my interest in real estate investing later in life.  My older brain has problems absorbing what comes naturally to those who are far more experienced than I am.  I will keep studying and try to retain the subject matter better.

@Bill Gulley, I saw that the Ohio presentation appeared to include an option contract and cited it as an example of unlicensed real estate activity in Ohio.  You have advocated use of an option contract as an alternative to wholesaling.  What is the difference in the sample Ohio option contract and the type that you recommend?

In my opinion they are worth a look.  I have purchased six such certificates in Florida and will likely purchase more in the future.  I am more inclined to want the interest than the property so I look for owner/occupied properties with a history of past redemptions and liens that are about to expire so there is a likelihood that the owner of that certificate may begin foreclosure so that he or she does not lose his or her investment and I will be bought out at that point.  I have made all of these purchases within the last several months so none of the certificates have been redeemed.  So we will eventually see whether my strategy will work as anticipated.  If not they were all low dollar investments and I will live to fight another day.
