Is there plenty of cleaners in Texoma or even Gun Barrel areas?

Hello! I am looking to purchase/lease a STR property in the DFW area. I would like to connect with other host/owners that are currently operating in the area. Also, is there any STR meet-ups in the area? Any realtors that deal with STR's feel free to reach out as well, I don't have a realtor yet familiar with STR's.

I am thinking of selling a duplex that I currently own in West Michigan and was wondering if it's a good idea to wait until April when the downstairs tenants lease is up and the move out?  Or would a buyer prefer to have the property fully rented and bringing in income right away? The upstairs tenant is good reliable long-term tenant with no plans of ever moving out.

I finally bought my first rental property! A duplex here in my hometown. I currently have a fully paid for personal s/f home that we live in and used a HELOC to purchase the duplex. The cost was $115,000 and my HELOC is up to $125,000 if needed. I was told by both realtor and mortgage broker that as soon as I purchased property I could turn around and cash out refi right away. Turns out this is not the case at all, there is a 6 month seasoning on all purchased rental properties I guess here in Michigan. I did HELOC so I could make a "cash" offer and get property right away. My question is, do I wait the 6 months and refi then? Or do I cash out refi on my paid for personal home that I live in?

I just recently purchased my first duplex in the West Michigan area. I am looking for real estate experienced CPA to help me set up QuickBooks (or any book keeping program), tax filing after the new year, advice/assistance with LLC, and anything else on the business side of rental properties. Who are you all using or recommend?

What are your thoughts on renting out a single family home with a pool in the back yard. Home and pool both are in great shape and in quality neighborhood.
