There are two trees that need to be removed from my rental property in Memphis. Does anyone have a recommendation for a tree service that won't break the bank?

Congratulations, people , especially real estate agents/ brokers love you.

I listened to your podcast on Bigger Pocket#72, very encouraging.

I was previously burned a few years ago by a property manager who took my rents for 3-4 months then field for bankruptsy. I worry now when another property manager is using my rents from three properties to cover costs on another, $ 3,0000 more  then my agreed upon bid ,which I had already paid them,for rent ready expenses. So here are a  few questions

# what would be the average cost for a rent ready turn in South Chicago?

# what’s your success rate with cash for keys?

# what’s a reasonable % of rents that should be saved for repairs?

# how long does it take to find a new tenant in Feb  March?

# how do I get paid?

#how fast should I expect a response to my emails or texts ?

# I just signed a property management agreement with the above manager, can I get out of it with the above mentioned use of funds from other rents?
