George, Thanks, I had the same thought about my sponsoring broker getting a lot of unwanted calls, not to mention it may be difficult to locate a managing broker willing to take a risk on something like this. It will probably a difficult first two years until I can get the managing broker license and sponsor myself. I also agree that wearing too many hats can make you suck at both (jack of all trades vs. master of one). I think I would have to be careful to focus only on real estate sales relevant to construction.

Mack, thanks for the input. I am definitely onboard with just passing on subs' info on smaller jobs. There is nothing worse than a little "lipstick on a pig" job. I would much prefer to focus on big projects and possibly some new construction. Do you keep your Realty business and Construction business separate or are they the same entity? Its funny you should say that; I was just thinking how bad of a listing agent I would be for a distressed property. The disclosure form would be a mile long.

Hello Everybody, I'm new to the forum so please excuse any accidental breaches of posting etiquette. I am an aspiring investor in the northwest suburbs of Chicago and a professional and business owner in the residential construction industry.

I am currently working on my real estate broker license and it has occurred to me that it may lend itself well to my current profession.

My question to all of you is: would a real estate broker acting mainly as a buyer's agent who is also a general contractor be useful to you? There are several advantages that I can see such as: only being shown properties that are good candidates for rehab, being given an estimate for rehab costs on the first walk through instead of endless visits with multiple contractors, receiving before and after rehab comps on the first walk through, and having a contractor who understands what the market is looking for. At least in theory I would be able to take your entire budget (including purchasing costs and rehab costs) and based on that budget find the property and prescribe and perform the rehab work that will get the highest ROI.

In short, would a one stop shop realtor and contractor be useful? let me know your thoughts/advice/criticisms.
