No rehab.  Just an off market property that a friend needs to unload.  Needs the money for another project.  Won't do a land contract because he needs the money.

Looking at a Property that Appraises at $170K. I can purchase for $148K. I want to put down the least amount. 

If the appraised value is $170K and 20% is $34K that would = $136K.  I can get it for $148K.  Is it possible to only put down the difference of $12K?  Is there a lender that would do this or is there a strategy to accomplish this?

Hello Everyone,

I own a few properties that require lawn care and snow removal. I currently contract this out. I am considering doing this myself, but was wondering if there is any tax benefits in creating a separate LLC for this and charging my own properties for this service? Of course there is savings for doing this myself and not contracting it out, but can I benefit in other ways? Please give me your thoughts. has anyone else done this?

I am curious about the viability of vacation rentals in northern Wisconsin, in particular Minocqua area.  Cabins vs. condos, on the lake vs off, summer vs. winter.  If you have experience please lend me your experience.  Thanks.

My property is in Whitewater. It has worked out well so far and has great ROI. I was lucky and got connected to a great Property Manager/Property owner who has taught me a lot. Right now he is just advising and I am doing the tenant end stuff. The same guy got me connected to the 4 plex in Whitewater. The Market is so competitive that I am becoming convinced that to get deals you have to network. Property investing is my new addiction.

Been a member since February but just got around to setting up my profile.  Bought my first student rental last August and am working on purchasing a 4 unit very soon.  Having a ball with this.  I wish I would have started doing this years ago!
