Hey Josh - I suggest you dive to the next level of detail: zip codes. While many areas are above 10% in SATX, quality zip codes within this metro are ~3%. Anecdotally, I’ve been a landlord here since 2009 and I’ve never had a vacancy at market rates for more than 25 days, and typically I’m closer to 3-5 days.

Good question - @Jason Hirko. B class multi is my primary focus (2 - 8 units), although I'd be interested in learning who this group relies upon for SFH as well.
