I'm interested in making an investment on an apartment complex. The tax records say that it is owned under a trust. The last time it was sold was 1984 and the previous owner has no record of who he sold it to 25 years ago, and the trust manager is a commissioned employee who isn't going to give the name of the interest holders of the trust.

Any advice on how to find out who the owner is without paying for a title search?

Would you be acting as a principal or broker on the deal? I have a student housing deal available at a state university about 2 hours from Atlanta. 191 bed complex at a 7.5% cap.

Is physically mailing something to the site selection specialists the best route to go, or would it be better to try and get an email address to send it to?

I have a few land sites that I'm pitching to a lot of different chain retailers, services, etc... to do a build to suit project. When I call their real estate representatives, I always get their voicemail and haven't had a whole lot of luck getting any returned phone calls. Any suggestions?

I've used constant contact in the past and had trouble with it going to junk folders. Any other ideas?

Does anyone have any suggestions on what mass email service to use that will have the most probability of getting emails to the inbox and not the junk mailbox?

Have you ever used Earth Class Mail? www.earthclassmail.com

It's a service where your mail is sent to one of their locations, they scan it, and email you a notice that you recieved mail. You'll get a PO Box type address.

You can then log in to your account online and check your mail from anywhere. If you need the physical peice of mail, you can have it sent to your address at home.

I use it and it works great. Give it a try.

I'm looking for a buyer for 10+/- acres of property by The Mall of Georgia. It's on a corner location and has excellent demographics and has an incredible price tag. We can divide if needed.
