Yes, it's legit. It's how Equistream (http://equistream.com/) markets homes for sale with seller financing. They have a "turnkey" program where an investor buys a house and then Equistream sells it for the investor with seller financing. I have some listed with them right now.

I just returned from Indy last night.  I was there to meet with other turn key providers. Although I couldn't get a meeting with Clayton's team on short notice, I did do a drive by of the duplex they had sent me as an already sold example: 820 N Oakland Ave. 

There were several boarded up houses on the street and house itself seemed to have some issues with the roof, which makes me question the quality of the rehabs they are doing. 

Thank you @Aaron Cullen and @Merritt Whitman for your on the ground insights. I definitely wouldn't buy from these guys without carefully inspecting the work.

Thank you also for everyone who posted warnings about tenants at such a low rent price point ($600 per side on the duplex). Point well taken. I'm building a portfolio of mostly A and B properties with some C's. These low rent properties would more properly be categorized as D I think.

Anyway, I did see some stuff I liked in Indy from https://indyrei.com/ and http://parcpropertygroup.com/.
