Andrew Briggs , besides driving and word of mouth there is a few options and creativity can make some more. Consider: -1) Searching for recent bankruptcy/eviction/pre-foreclosure filings with your county. Depending on your state, this info can be found online fairly easily. There is a process but not hard which varies state to state/county to county. Bankruptcy is a federal issue so start with federal circuit courts there. Evictions are handled at the county circuit level as also are foreclosure filings -2) you can also pay for these lists via list source or the another site like that -3) Find a birddog who you will pay a finders fee for referring you good properties you close on (think mailman or via post on Craigslist) Best of luck

Good luck Billye Bridges . Just pulled the trigger with the first direct mailer thru Resimpli as well. Both Ray and his team are good to go and very helpful. We’ll see how it goes!

Also interested to hear how it worked out? My vote at the time would have been “C” due to the opportunity cost others have discussed on the tied up $. LTV is a concern too as was mentioned but that’s if you don’t have the reserves or other income to cover a sustained broader market downturn

Sorry hit post there- I think second homeowners in a broadly good market as we are in (not speaking on your micro market which may be different) may not be as motivated as some other categories of sellers (foreclosure, eviction landlords, bankruptcy, etc) so may not have high response rates but that said may not be a saturated market with a bunch of other investors. I’m not sure if that helps. I think that advice of smaller groups to test may not be a bad idea

Got one response so far on new Craigslist add searching for Bird Dogs in NOLA & Pensacola markets.  I posted them on the "gigs" / "event gigs".  I am going to try shifting to other gigs and posting multiples

Don't suppose you know how to look bankruptcy's in FL? Going thru the same site, it's not readily apparent which filter you use to find folks who have recently declared bankruptcy
