There's another  Wednesday meet up. It's at el campero  in Canton south.  Good food, cold beer, good conversation.   All are welcome. we have anything from beginners who have yet to do their first deal, to people with hundreds of units.  Vendors welcome, contractors  welcome, wholesalers welcome.

the winner's dinner  has moved.   Its now at el  campero in Canton south.   We have all levels of investors show up. From people starting to look for their first deal, to people that own hundreds.   Wholesalers are welcome!  Bring  your deals.  Contractors etc.  We have a good time and  usually answer any questions that come up.   We meet Wednesday nights. @Robert Tinker. My advice is to run your numbers in those areas at getting  10 months of rent a year. If it makes sense at those numbers, you'll almost definitely do better.  I usually get paid. Not necessarily on or before the first. My advice on that is don't let them fall so far behind that they can move for less.  I have 17 units rented and haven't had an eviction since 2014. 

@Quincy  Lockert What mental anguish? I personally think it's a bonus to hear the stories that they spin. It's not for everyone, but I enjoy it.  I also meet a lot of good  honest  hardworking people.  I also have a hard time thinking that someone  with a+ credit and great income will stay longer than 3 years. they might but I'd think most will relocate or purchase.  I don't know, that's not my market

Airbnb.  Probably through rental arbitrage.  you could probably get there with less than  $100,000 too. Probably like $30,000

@cj m  you can do 3% in Canton  just not on $100,000.  It's not super hard to find a c- d+ area property that will rent for $600 that can be all in for $20,000
