Just closed (a week ago) on a small duplex leveraging Ally Financial— pretty good overall and great rate of 5.5. I’m looking to buy this triplex in the same area of PA but I don’t want to use Ally again, because I think their underwriters will be tougher on me. Now, I’m still shopping around and RocketMortgage can’t do my loan because the price of 160k is too little for them. I’m also in talks with Simplist and OwnUp. Does anyone else recommend any other lenders around Harrisburg/Philly area of PA? Should I go for big banks or small lenders around town? I just don’t want to have to call to like 10 of them!

Wow that’s so much better. So $850 for both compared to $1500 sheeesh! Wish they could be in my town of PA…

Is it tile around the bathroom or bathtub (i.e. a tub surround)?

In my area, decent tile setters are $20-25 per sf for wall tile, so your price seems about right, even a bit low, for a standard tub surround. If it's around the whole bathroom, calculate the cost/sf to figure out if it's reasonable. 

If it is a tub or shower surround, make sure they are also installing a proper waterproofing membrane, otherwise you will be ripping it back out in 5 years. This is usually an additional charge.

Tile around the bathroom, not just the bathtub. Thanks for your input!
