Hey BP,

Was wondering if anyone here has gotten their real estate license to buy properties to house hack. I'm just getting started out, and was thinking I can pay off the fees associated with being an agent with the commission from house-hacks I buy, and that having a license would be useful for future investments. 

If anyone has insight on the topic please let me know!

Hey BP,

I am in escrow on a condo in SoCal, and the plan is live in one bedroom/rent the other three out to tenants. The HOA rules state leasing is allowed with one caveat: "one lease allowed per unit at any time. All tenants must be listed on the lease".

How would a rent-by-room arrangement work under this rule? Would it work at all? I was thinking I'd have to submit one lease with all tenants' names on it, but it gets complicated if they are moving in/moving out at varying times and I have to update the lease.

If anyone has any insight, please let me know.

Hey BP Community,

My name is Jeff. I'm 22, just graduated from Ohio State this spring and moved to Los Angeles for a job. Sometime in-between graduating and moving, I became obsessed with learning more about RE/becoming a real estate investor. Nowadays, I've been reading BP books and listening to podcasts to establish a good foundation going forward!

I plan to focus on house hacking/out-of-state investing for now. My plan is to accumulate a portfolio of properties through BRRRR investing, preferably in the Midwest/East Coast (I'm originally from New Jersey).

For any current investors, if there's anything I can do to help out in your business, I'd love to work with you. I'm just starting out and have few commitments, so I'm happy to offer any time/effort needed.
