This site is the best and I'm in awe of all the kind investors willing to help. Im curious what to expect for property insurance premiums. I'm looking at single family homes to buy and hold in the Columbus, Ohio area. What is reasonable for an insurance policy for an $80k house with 3 beds and 2 baths. Is $1000 a year about right?

This is in Galloway, Ohio. I determine rental from Craigslist, rentometer.com, and zillow as well as through my real estate agent.

@Corey Liepelt Thanks for the reply. Using the 50% rule at $1,100 a month I would have $550 plus P&I of $300 for a total of $850. Knowing the taxes and insurance being $240 of the $550 and that this house (after updates) will be low maintenance I'm thinking I'll be at $300 positive cash flow. It's not great but given at this early stage I'm having to work off the MLS and the deals are tough. For the first house I will take anything projected to be over $200/month cash flow.

Looking at making my second offer for hopefully my first property buy and hold. $78k single family split level. Solid neighborhood. 3 beds and 1.5 baths at 1609 sq ft. Traditional financing with 20% down. Taxes and insurance of 240 month. Rent of at least 1000 and more likely 1100. Should cash flow about $300 month after everything including assumptions for vacancy and maintenance. What do you think?

I'm a newbie REI looking to buy and hold on the west side of Columbus, Ohio. Currently looking for anyone who has a good real estate attorney and accountant in this area. I want to validate the appropriate legal formation/structure of the company so I can minimize tax implications. Appreciate any suggestions or guidance. Thanks all!

Just put my first bid on a HUD single family home today and found out I was out bid by a couple Gs. HUD list price was $60K and I bid $65K. Bummed!
