Fair response, mark. I'm probably spending too much time watching A-Action Home Inspection group from Houston do their thing. They seem to be the gold standard, but focus more on primary residences. 

I'm only on my first duplex, so still learning what to look for during walkthroughs.

I'm looking for a Rochester inspector who doesn't just look at the roof through binoculars, but climbs up on it. Who uses a thermal camera to look for water leaks. Who opens kitchen cabinet doors to ensure they work. Who fill a shower and looks for leaks in the room below. Who tests all the outlets for bad wiring. Do you know such a person? Got a reference?

The ability to "sort posts by time" would be even more valuable. Posts from 7 years ago do not interest me. Can we get this functionality added?

Current Rochesterians: What is your take on the PLEX (Plymouth Exchange) neighborhood of town for LTR? My readout is that its a C to C-  neighborhood with 79% of renters and $24K median household income.

Noob question: I am looking to purchase an out-of-state property (NY purchase, GA resident). Should I be using a mortgage broker in proximity to the investment property (who may be able to find rates at community banks or credit unions), or simply use a broker close to me? 

In other words, does geography matter here?
