Hi Ryan, 

I'd be happy to help you. There currently isn't a lot of inventory in that range. There are 46 listings for single family homes for that price range in Duval county mainly in 32206, 32208, 32209, and 32254. There is one listing that just came back on the market near Murray Hill in 32205. If you would like a link I can send it to you.

Another place to keep an eye on is craigslist as some good deals do come up on occasion, as well as checking the FSBO listings on Zillow.

Jacksonville is a great place to start for an investor. We still have quite a few neighborhoods with a low cost of entry and solid rent for a good return. Check out Murray Hill and surrounding (zip codes 32205 and 32210), Springfield (zip code 32206), and Arlington (zip codes 32211 and 32277). That doesn't change much, you could try to negotiate a bit on the monthly percentage as you are adding multiple properties though.

Hi Titus,

Pricing in Jacksonville for percentage based property management companies is 7.5%-10% monthly and half to a full month's rent for tenant placement. There are also a couple brokerages like ours that offer flat rates. I would recommend finding out a couple things:

Do you need to pay the tenant placement fee again if the current tenant renews their lease?

What is their cancellation policy?

Am I able to sell my home myself or with another agent?

The biggest complaints we hear from people are that they are being nickel and dimed on repairs and other fees, it looks like they are charging cost which is great, and a lack of communication. If they are responsive and you feel you would have a good relationship with them then they may be a great option for you as they are not outside the norms for cost.

Hi Eric,

Jacksonville still has some great areas to purchase long term rentals, although the market is competitive right now. Areas like Murray Hill and surrounding (zip codes 32205 and 32210), Springfield (zip code 32206), and Arlington (zip codes 32211 and 32277) still have properties come up offering good cash flow. 

The Atlantic Beach area where the Mayport Base is located wouldn't give great cashflows, but if you were to find something distressed it could be a great opportunity for a flip.
