I just wanted to see if any of you have invested in professional photography in effort to sell your home or flipped properties. I can't help but see the advantage due to the fact that the listings on the internet do a terrible job of showing what potential your property has. Please share your experiences!

I would take offense to this engineering bashing being that I am one. But so far I can't really disagree with anything you guys have said. :) We do get a little carried away with email and we do tend to over analyze quite a bit. Trust me, if an engineer tells you he knows what he's doing. He's more than likely guessing on more than half of it. Don't worry I won't be renting from you guys anytime soon! :)

So you've established your first buy and hold property. Your tenants are great and your cash flow is on track. So what's next? How long do you wait to buy you're next investment? How do you fund it?

I read a very interesting forum earlier about BP's first deals. I want to ask BP how you got your second deal! What mistakes did or didn't you fix from the first time around. How did you fund it? How much easier was it and was it more or less enjoyable?

Don't let anyone discourage you from your first deal. I am an inspiring investor who has heard nothing but negativity from non-investors. (I don't currently know any actual investors which is one of many reasons why I joined the site). I am using all this negativity to ensure that I follow through and prove them all wrong!
