Good point about what I can do it for vs what seller currently has for NOI. I own my own construction company so figure that as an advantage for repairs maintenance but do need to due due diligence as I think some things may be missing - snow removal, lawn mowing.

I found a 9 unit, with 2) 3 bedroom and 7) 2 bedroom units listed at 599,000. Annual income is 70,320 with net operating at 53,171. It's in a nice area, low crime, 3 units recently updated and not rented. Others nice but outdated units and are 40 years old. Rents vary but listed at around 6,020 monthly. I tried Bp calculator but not doing something right I'm afraid.

Listing has renters paying all utilities, owner pays maintenance 2,000 taxes 2232 and insurance 2232.

Is it doable? Thanks BP family

I just listened to a Paul Moore speak about what a great investment storage units are. I as well would like to hear from others who have tried their hand in this the tried and true methods. Obviously they work as even in small communities I see the # of them growing, Americans love their stuff.

My son just got a job at Finisar and is liking the MC Kinney area. They just sold their house in New York but won't close (VA) until mid March so his financing won't be available til then. He wants his wife, son and dog down asap and is currently renting a 1 bedroom in house air B & B.

Didnt know if anyone has ideas or a property they would want to sell on rent to own or other creative deals? They are looking at homes in 250k range. Thanks for help, Jeff
