Thanks for the reply @Alan Lacey, that’s what I was expecting but also hoping wouldn’t be the case. The developer (who’s based in the US) is offering seller financing as an option too which I’m thinking might be easier than going through and international bank based on the exact concerns you’ve mentioned.

Does anybody have experience obtaining a mortgage from a US based bank or lending company for an international property (Belize) and have any recommendations? I’m looking for options to finance a condo for vacation/rental income.

thanks, @Wayne Brooks. If the "subject to" is the balance of the existing loan, what's the blank space for where something should be written?

I realize this is extremely basic and I appreciate your help.

I just spent about an hour reading this whole thread. Totally worth the time, coming from a newbie investor.

Seems like this plan was doomed from the start with a risky investment and absolutely zero mitigation strategy in place.

So I downloaded a purchase agreement from the BiggerPockets File Place but I have a question about the pricing section, this is what it looks like:

SALE PRICE:                $_______

SUBJECT TO: ______  $_______

EQUITY:                       $_______

What do the "subject to" and "equity" lines mean and what needs to go there? Why isn't "sale price" enough?

@David Bokman thanks for the warnings. I'm starting out in the Atlanta area and have been learning A TON from books/podcasts/forums. Recently I've been reaching out to other investors and people in real estate and have learned it's WAYYY easier to ask somebody a question and get an answer than go searching through books and internet posts.

Hey guys,

As you can tell I'm fairly new around here so any and all help is appreciated. My questions are about the process of finding deals and financing.

Example: I find a house to rehab and resell on the MLS. At what point do I talk to a realtor and put in an offer and when do I try to find financing?

Once the deal is accepted do I start trying to look for lenders willing to invest? What happens if nobody decides to finance (especially if you're looking to close early)? Is the best way to do this to talk to a lender before looking at houses so that they kind of know what's coming?
