"Hey, this is ******.. I know the first is coming up and rent is due. I was just wondering what I should do? I've been laid off from my 3 jobs since March 16th and I've filed for unemployment but have not received anything yet so I really do not have any money right now."

I imagine y'all are hearing some version of this. What are y'all doing? I can't afford to give a month off.

You can do it. I'm a ****in moron and I item 5 rental properties that I rent out to college students.

You can do this,

Do your research and pick a great property and make that $$

College student who rented out entire house for himself

Paid entire years rent in advance.

Never complained about anything.

I had to do inspections to find things to update because the guy just never complained.

Quiet college guy studying engineering. Never had parties, never had company. He graduates this year and I'm sad 😥

Hold and renting for now

Flipping may drop off in a recession (because won't lend), but people will always be renting out multi family homes.

Residential landlord here

I've found a few potential rental investments, but they're partial resident units and a few commercial units.

I've never touched commercial rental before. Is there anything I should consider differently than a residential?
