I give every new tenant one as a gift, this way they can take it with them (feel good) and in get a new unit at every turn-over.  I notate the gift in the lease as it requires them to change batteries once per year.

I promised a conclusion to the original post.   The seller and buyers had come communication issues,  the contract mutually ended.  No hard feelings on my end.   I loved the home,  but I never fall so deeply that I get in over my head.   A new offer came in.  My hope the new buyer gave the seller more money and everyone is a winner!

I made an offer and requested a radon test,   During the testing period, I caught the windows open.   Everyone denied responsibility, but seller agreed to another test.  

The test came back high,  the seller signed an admendmebt to placing a remediation system by an licensed company that I checked out.

A week before closing I was noticed the system is in and the home tests results were great and everyone is over the moon on excitement!

I ask to view the system and see the results.   I never got a copy of the “great results” and the system was worse than poor,   I studied and knew what to look for.  To save space here,  I’ll say nothing was to standard epa standards.  

My contact stated “Seller agrees the system has to done properly and to deliver a result/score to my satisfaction.   (Signed by seller)

I choose to not buy the home.   Today I was told my earnest money will go to the seller??? 

My question....  will there be any other penalties I will face?

Thanks for the help,  I have pictures,  and they claim they never got the original test results??  Boy I believe that!

I have a contract to buy a house, and the seller agreed to complete a radon test,   It was noted in sellers disclosure there was a previous seller who walked due to radon.   So the test was agreed. I went by the house and noticed basement widows and doors open wide and testing equipment was in the basement, close to the equipment.    They admitted, but stated “someone” accidentally opened “upstairs” windows only.    What is th best course of action to take.  They are holding 3,000 Earnest money.  (Could I win, to get back if I walk).

My family is looking at the area along 30a near Destin, florida.  I'm planning to live in area about half of the year.  I'd love some advise on rentals,  is a single family near beach better (rent out through management when not in area)

Or, a duplex, hack situation?  And rent second unit as a full-time rental.  

I'm wondering if the competition  competition for vacation rentals is pretty competitive.

I have an LLc, but wish I never bothered.   It’s creates too much of a hassle,  looking back, leave in your own name and get a large umbrella policy .

I would at least post sign that you are responsible for person trespassing on the property.  

Not fool proof, but might stop someone from trying to go after you
