Post: Vacant homeowner needs convincing

I have identified a potential property that has been vacant for 7 years. I’ve found the owner, contacted the owner and all I’ve been told is that it is not for sale..YET. Outside of going above an asking price and continuing to ask, what would you come to the owner of a property like this with to get them to sell? Special financing? Potential purchase pitch in general? What gives these kinds of owners a warm and fuzzy enough feeling to sell?
