@Ned Carey It was by the grace of God bro and a good story to support the facts that the courts already knew pertaining to this case. And the city realized that they would never get the 1.2 million from the property owner, I was just happy because it was a first time going through the process and I came out on top.

well I just mitigated 1.2 million in liens for a slew of violations and we were able to get that number down to zero. I might be pushing my luck but I obviously don't know any better, unless i get a better offer on the table the potential earnings from this deal is little next to nothing. what do you guys think?

Hey thanks for responding to my inquiry Charlie and Wayne. I'm in Miami, Fl and the next step I was going to take is to go down to the county office and see what I can do. This deal I have looks like a no deal from what you guys are telling me. I have a strong offer on the table for 50k, but the house has since been demolished and a city lien of 21k and tax lien for 27k. The city liens(demolition and trash) are non-negotiable and if the tax liens arent negotiable unless i get a better offer theres no deal? What do you guys think?

Is there anyway to reduce tax liens on a residential property or are they considered non-negotiable?

of course I won't be able to mitigate those liens, if I can down to zero but a little reduction would help.

I have this house under contract with outstanding liens in violations. We were able to mitigate those liens down to zero!!!!!!(from 1.2million!!!!) Which is from what I hear an amazing feat as that rarely happens. I may be pushing my luck but I'm looking to do the same with the tax liens. If there's a similar process for the tax liens, how would I go about getting that process started. I would really appreciate it!!!!!
