Hi Linda, repairing part of a porch, some drywall, tile and a few other minor things.

Also some window frames that have rotted out.

I have been searching the forums for a while so I thought I might ask it.  

Is there a limit to the number of refinanced properties you can own through traditional lending?  I called my lender and he said there isn't, just wondering if anyone has experience or can confirm.

As an example - I have $100K and I purchase a property for $80K, rehab it with $20K, and it is worth $125K when I am done.  I refinance my $100K out and do it again...Can I do this 20, 30, 40, 100 times?   My lender says I can buy up to 6 properties with 20% down, just trying to figure if the refinance part is different.  Thanks!

Yeah I can't speak for VA Beach but deals move awfully fast in Richmond. Some of the surrounding areas in Chesterfield and Henrico counties can be decent depending on your goals. Better school systems and more family oriented.

Richmond is very tough for the 2%, like you mentioned rents are pretty low. Some areas are a nice by and hold long term... Fix and flip/BRRRR is also possible near the downtown area.

I am visiting Greenville SC tomorrow and am wondering if there are any agents willing to show me a few properties.  It is one of the areas I am most interested in for purchasing rentals/buy and hold up to $150K with a solid rental history.  PM if you are out there and available.  Sorry for the short notice, I didn't think I would be in the area!

Newbie here, how do I see proof of a property's rental history and what the current tenants pay if I am looking to purchase a property? Is there something in particular I ask for?

I am looking at purchasing a duplex. The property next-door might be changing from residential to commercial zoning. Once that happens, I might have an opportunity to zone the duplex as commercial. Does anyone have experience with this and whether it is a good or a bad thing?
