 I have researched as you suggested and found a pretty good understanding of what these property tax sales are and it looks like a great opportunity. However, everything I have found in my preliminary search is via the auctions and it sounds like that's not the way to go. What is the best way to go about finding these property listings online before they go to the auctions?

@Henry Clark When you say Texas property tax sales are you referring to land flipping? If not, what are property tax sales?

@Luke Pearson, great to connect with someone else along the Wasatch front. I have worked my entire career in construction and last 2 years performing entitlements, permitting, and construction for industrial developments along the Wasatch. There are definitely some municipalities that are easier to get along with than others, but all are open to development. I'd be happy to connect some time if you wanted to discuss further.

@Timothy Chi, I think I am starting to lean more this direction due to the fact I've found cash flow deals to be really hard to come by. 

That's great that you invest in AK! I grew up there and really enjoy going back to visit. Where are your favorite areas to invest? I have a sister out in the valley that will be looking for small muti-family in the near future.

That is exactly what we're looking for. Idaho, Montana, east Oregon, and Nevada are all places we could potentially go. Obtaining the type/quantity of land we would like to settle on at this point in our lives is not really feasible (i.e. several thousand acre cattle ranch). If you have any advise on catalyst to help us get there, I am all ears! How can I use onsite timber to pay for the home?

I'd really like to hear more about land flipping. I am not very familiar.

Do you have any recommendations for markets to start exploring that could still be profitable given we don't have a large down payment? What was your first deal?

When I review markets I have lived in, I see 2 bed duplexes for $500k-$700k while only generating $1,400 each in monthly rent. With 20-25% down the total monthly income doesn't even cover the mortgage payment. This leaves me paying all other expenses out of pocket. I'd like to see some example numbers for a muti-family deal that is profitable if you're able. Thoughts?
