I like Vincent's podcasts but having the calls in a specific order for the beginner would've been nice and he could be a bit more helpful when reviewing a contract...however, having said all that he was always cool with me and his method of contract assignment, not "wholesaling as it's commonly known, via bond for deed seems pretty sound

Ok, I've read that many private lenders lend out of their self directed IRA's to investor's for a return on their money..However I came across this article and now I'm totally confused..Self Directed IRA companies say one thing this article says another...Please click on the link below to view and if anyone can help, it'd be much appreciated..Thank you

Jon, I'm working on a scenario just like Elizabeth's and I was under the impression that the money lent would be the 1st mortgage...In other words, when my private lender gives me the money, that will be the money used to buy the property...where does a second mortgage come in?

James, thx for the reply...yeah I'm aware of what hard money lenders charge and how they operate which is why I'm tending to stick w/ private ones

Jeff S, yes sir, you hit the nail right on the head as far as what i'm looking to do and how the note is secured...I wasn't aware that private lenders used attorneys and i assume those are the attorneys Mr Greenberg was referring to as far as the procuring of funds is concerned

wow..great info from people...my deals are very straightforward..interest only w/ a balloon payment and their investment is secured by the property itself..I'm aware of the pitfalls of putting out ads for private lenders and if I have to see an attorney for each deal then so be it I guess
