Hi everyone. I am a college student who was on track to purchasing my first investment property (great credit score and savings). I was told by a mortgage lender than as a student I would be eligible if I’ve worked at my job for at least 1 year since I am a student. However, I was recently laid off after 6 months and I’m not sure if I am still eligible to purchase a property by August as I had planned. Any suggestions or recommendations???

@Justin Scott DealMachine is a great source that lists the associated addresses and phone numbers to the distressed home through the enhanced search link.

I did my first “cold call” to a young lady who’s property I found vacant while driving for dollars. After conducting research I found that her property is in preforclosure. During the call she stated that she had filled for bankruptcy and she’s going to let the property go into foreclosure. Is it possible for me to wholesale this property before it goes into foreclosure and what negotiation strategies are recommended? (I was very nervous and did not know what to say)

@Chad Kastel I appreciate the kind words and thank you for your encouragement. Ultimately it’s up to me to escape my biggest fear which is myself. I will look into the book :)

Good morning everyone,

I am currently a college student looking to build wealth through real estate. My ultimate goal is to own rental properties for passive income. However, I have little money so I discovered the realm of wholesaling, which I plan to land a few deals to purchase my first rental property. I’ve been “driving for dollars” and marketing but I haven’t had any leads. How do I not overwhelm myself with fear and doubt that I won’t succeed in this business?
