I am having the same problem as Mark and it seems to be with the gmail accounts that are associated with my Google Apps account. For the ones I am using in Google Apps, I cannot add the podio email address. these are the ones I am paying each month for. For the ones just using @gmail accounts, it works fine.

Thank You for the response. If you were going to wholesale the property, is the estimate repair value and the assignment fee included in the purchase price to determine the 1% or 2%.

Will someone explain the 1% or 2% rule when evaluating a rental property that I am looking to wholesale. I received a call from a landlord responding to one of my direct mail campaigns, but I have never tried to wholesale a rental property.

Okay. Thank You. I know that marketing to absentee owners is something they say people new to wholesaling should try, but I am just trying to figure out what type of lead I am hoping to find.

I am doing a DM campaign to out of state absentee owners. What do you do when you get a lead for a house that is immaculate condition, so this is not  fix and flip. Do you market to a retail buyer on my buyers list or some other strategy. My intent is to wholesale the properties I get with this campaign, but I am not sure how to handle when the properties are not distressed. How would you handle it?

I got mine printed at VistaPrint. I had them print one side with the color and text. On the other side, I had them print the return address and "Service address requested" and I wrote the addresses. This way I can test to see what works and what doesn't without sending them out all at once.

How do you get a list of divorcees to market to? Is this public record somewhere?
