I'm a local realtor in the area and have done loads of research on the different vacation neighborhoods and what their occupancy rates are, also, what type of homes vacationers are staying in. I'm a local realtor for the Poconos as well. East Stroudsburg, PA made the list for top 20 cities nationally for ROI on rentals. This is a college town with hospitals, close to route 80 where many commuters commute to NY and NJ. we can see 3 bedroom units near the college being rented for 1.3k a month, with decent taxes. These duplexes are running between 130k-180k, which is not bad at all.

In East Stroudsburg, you can pick up a decent rental property and have a high return, due to this area having slightly higher rental amounts.

I would consider downtown Stroudsburg then. you wouldn't get that traditional Poconos vacation home in Stroudsburg, but in downtown Stroudsburg there is plenty of restaurants, activities, bars, and shopping. You could probably pick up a decent ranch home in downtown Stroudsburg between 140k-180k. There are a lot of you go adults that spend a lot of time on Main Street. There are live music, paint and sips, hooks lounges, events, concerts, etc.
