Hi all,
I have a single-family unit in Berkeley that an inspector (see below) suggested may need some foundation and seismic work done.
-Does anyone have any recommendations for reputable companies that do foundation and seismic work in the Bay Area?
-What things should I look for in selecting a company to do the work?
-How best to determine if the work recommended is really needed?
Here are the comments from the inspector:
Foundation
The concrete does not appear to be steel-reinforced and probably does not have footings that extend deeply into the soil.
There are several cracks in the foundation walls. Though none of these were particularly large, it is clear from the cracking on the exterior that the foundation has not sufficiently well controlled differential settlement and has allowed for major cracking and deformation of the structure. The addition of underpinning may be an acceptable solution
The foundation shows indications of substantial previous movement, suggesting poor soils, poor hydrology, or both. Future movement in the foundation and structure should be expected.
Seismic Anchoring
The foundation is not equipped with anchor bolts. We recommend bolting and substructure wall bracing, sufficient to provide a practical level of earthquake resistance, be installed by a qualified contractor.
