Adam K you are very right. i need to be careful there. you dont want calls every month, but you dont want them to ingore problems either. i think it goes back to doing a good job screening tenants and then handling repairs from there. they are a part of business.

they already sent videos.

i didnt go by and look at it. i am having a plumber go by and take care of it. i am relatively handy and with with youtube videos these days, i might could do it. however, i would rather a professional take care of this. i talked with the tenants and agreed they will pay a portion of the service call, but i wont hold them responsible for the entire bill.

point taken and i appreciate your input. i have taken your advice on getting it repaired asap. will follow the contract as to who pays ect, but it needs to be repaired.
i was asking for advice and have listened. i was only responding to people saying who is at fault and proving it ect.. the tenant agred they were responsible, but my decision falls on...... do you trust them to fix it (probably not) or fix and and go from there.

yes. i gave them a "property acceptance form" they did not return it to me even though i reminded them.
there is no issue with who is responsible. they agree they are, just dont have the money to fix it.
my decision is now. do i pay for it because i dont want it to cause more damage.

i dont know they caused it. I made it clear months ago they are respobile for stuff like this and they didnt disagree, just said they didnt have money for it. I know it was brand new in March and the contract states they are responsible for $50 of any service call. It is the landlords discretion if they caused it and in that case they are responsible for the entire bill. With that being said, it will still be my problem if it creates more damage.

thanks for the response. i may just follow up with them next week and ask if it has been replaced. if not, i will have it replaced and bill them. may not get refunded.....
i like to have them responsible to some degree or they (some tenants) will call about everything. they have called monthly so far about one thing or another. this proves the point of good screening, but that is a lessoned learned. i have been understanding, but dont want monthly calls about everything and need to hold them accountable, but i agree. i also dont want them to ingore issues not tell me.

quick summary.
sfr. remodeled home. including new disposal and sink. young tenants (dont seem to be handy). they moved in in march.
got a text on sunday morning that they just noticed the disposal was leaking. they had a bucket under it for the dripping water. i reminded them that they were responsible for minor repairs especially when it was something they did. it was brand new. they said they had somebody that was handy that could fix it. i told them that they could use him if he called me, if he couldnt do it, i would send someone out at thier expense. the wife (who i was texting with) was appreciative and said she would let me know if thier handy guy could do it. i did not hear back so i texted on wednesday...no response. thursday...the husband wrote me....'we dont have the money so i dont think it would be a good idea to send him out." i called him and he said he would like to fix it himself, but needed to gather them money as they didnt have it right now. the contract states i can send someone out at thier expense.they pay first $50, but if i felt they caused it, they pay the entire bill. i would pay the plumber, but would in turn bill them.

what would you do? they say they have bucket underneath and it is not causing any damage and will get it fixed. i doubt they will fix it any time soon, but i dont know that.

would you ......send someone out and send them a bill? (btw. gramdmother co-signed)
followup up in a few weeks and see if they fixed it?
other ideas?

I am in general against debt. However, I believe that used properly it can be used for good. for example reale estate leverage. used unproperly ( example - credit cards for consumer goods) can be a bad thing.
now, when you use a specific scenario as you did Tom Goans, you can make a point. answer me this.

you -you pay cash for a 100k house and rent it for 1k a month. you have no cash left. you owe no money on the house so you can lower rent to $850 if needed.

me - put down 20k and borrow 80k for the house, but i have 80k in reserves. I can now either ride out the wave or pay of the loan and lower rent to 850?
who has more competitive advantage here?
from the above you can see my opinion, but i do like these types of conversations because it make each of us think as well as the answer my be different depending on your risk tolerence, interest rates, age ect.
