As far as wholesaling goes, I am most comfortable with the assignee being an actual rehabber, that I know want's the property for themselves. I think in the case of a HML, it's important to know that the numbers are right as well.

Here in CA, were talking a potential of 10k -50k on a 800k assignment deal with a nice spread and room for that.

That is great, I'm in Florida doing business on assignment... if you get these properties at the right place and do the right financing you can get your investment back 100+% within 30 days and have 20% equity still there while dealing with non-rehab and non-foreclosure properties. Some are even tenant occupied with positive cash flow montly.

in NC for that unit, just curious are you paying fair market? like said earlier, there are more variables...
Are you focusing solely on positive cash flow monthly or is this a property that will give you potential tax wrtie-offs or build equity for sale at a good rate?

I'm located in Tampa, but handle the state for investments. What are you looking for?
