Hi everybody,

I am a new investor, and following @Brandon Turner's plan of analyzing 3 deals per day. However, I don't believe that I have the correct template or calculators. I am trying to analyze Single Family Homes (SFH) in the Aurora / Naperville, IL area, for potential buy-and-hold rental properties.

Does anyone out there have a calculator or template that they prefer using? Something in a downloadable spreadsheet would be great as well.

Any additional tips or strategies for evaluating potential properties, is always welcomed as well.

Post: Newbie looking for the right niche

I joined Bigger Pockets last year and got overwhelmed with all of the options, so I am back to square one on my education. I would like to start REI to build some wealth for my growing family, but could use some advice.

I live in the Chicago suburbs and my wife and I have two young children. We own a home, so I don't know if house-hacking would be right for us.

I am moderately handy, so flipping may be an option. But the ultimate goal would be to own a duplex-fourplex that we would rent out and generate positive cash flow.

If you have followed a similar path or are on this current one, please contact me so that we can talk and discuss how you made your decisions.

Thanks to @J Scott for putting this spreadsheet together. It have been very helpful for a beginner in REI, like myself.

I do have 1 question for anyone that can answer: How is the equity accrued calculated? Did I miss the explanation?

Hi Everybody,

My name is Jelani Tate (picture coming soon) and I am new member to BiggerPockets. I signed up after a friend mentioned this is a fantastic site to learn about real estate investing.

As I stated, I am new to real estate investing, but I am ready to soak up information on how to get started, how to build a real estate investing roadmap, and generate wealth.

My goals are to build a portfolio to help my family achieve independence from the typical "8-to-6" job and learn techniques that are successful and repeatable.

One principle that I have learned in my early learning is that this will take time and effort. I am not looking to get rich overnight, but rather get wealthy over time.

Thank you to all for your welcoming responses and advice. I look forward to many more discussions.
