Graco & Titan are both popular with painting contractors. Sort of like Ford & Chevy. If you are buying a more expensive one, it might be a good idea to check to see if they have a local repair shop.

I will look up the Microban and see what I see....thanks !

Anyone ever use an Ozone generator for a problem like this ? Seems like I read that was another way to remove the smell.

Would it be better to apply the oil based Kilz with and airless sprayer ?

Its a crawl space type structure. Still have some probate issues to deal with so nothing will happen until after holidays I suspect. Just need to make up my mind what direction I am headed in so I can be ready. I appreciate all you comments and advice. It does help to Think Out Loud !!

Well no, I am not sure I need to gut it. But its not a property where we had a tenant for a year or two who let a cat pee here and there. This has been going on for the twenty years my wife and I have been together at the least. It got worse thru the years. Its everywhere and it reeks. My biggest concern is I do just as you suggest and find that in the end.....it still smells, what then ?

I may try pulling out the carpets, appliances and cabinets (they are shot anyway) Wash down & OdorXit top to bottom a coupe of times, Kilz everything walls & sub floors a couple of coats and see what I have. Never had this issue before so not sure how well that would work.

That $25,000.00 is what I was afraid of. At that rate, I might as well hit it with the big hammer and hold or move in myself. The cost to us before renovation is zero so I would really only have $35,000.00 or so in it. As luck would have it my wife is allergic to cats !!!

My wife has inherited a townhouse from her mom. Long story short, she lived alone until she passed at almost 90 and at times was quite a difficult person to deal with. She had cats and the smell had been building for years and it was unpleasant to be there for long periods of time. She passed and a few days later her last cat did the same so the townhouse is empty now but it does still smell pretty bad.

Built in 1996 and originally sold for $70,000.00 +/-. The current tax value on it is $104,000.00 and at the market peak they sold for $120,000.00 to $130,000.00 but the last few have sold for around $99,000.00 in move in condition which ours is not by a long shot. Just worn out inside. It is 2 story and just under 900SF 2 Bed / 2.5 bath.

I had planned to just gut the thing and replace everything from the studs out and make it another rental or move there ourselves, but that was at the market peak. Now based on my estimate of $35,000 plus to do this I am having second thoughts due to the current reduction in sales price.

I was wondering based on the information I have given, anyone who buys and remodels, hazard a guess as to what I might expect as a reduced sales price if I choose to just sell it as is ??

Seems to me no one really knows what happened here. It was "on camera" no sound I assume. Maybe the buyer ask the agent to let them have a private discussion. I do that all the time.....did not know it made my agent a dirt-bag....geez.

I do detect a bias against smokers. I do not smoke and would not allow it in my home or in my car but outside not a problem. Should they drop the butt....absolutely not, but "dirt-bag" I am not that silly yet.

Smokers have money.....many of them have LOT'S of money, might want to bear that in mind.

Rich, I have thought about setting up a facility using shipping containers. Would be much easier to expand as needed. See any problems with such a set up ??
