Hi there BP colleagues! I am looking for some advice from anyone familiar with the St. Pete area.  My husband and I invest in the Oviedo area near UCF, and would like to know of any areas good for house hacking in St. Pete.  Our son will be moving there next Summer 2021 and wants to house hack.  He is a musician and would like to be near downtown.  Any suggestions on locations? Agents that you have used in the area? Just trying to plan ahead.  Thank you.

@Bei He, great due diligence on your part! My husband and I are investing in and around the Seminole State College (Oviedo campus) and UCF area right now. We are looking for homes that we can force appreciation on, add a 3rd or 4th bedroom, and of course rent by the room. This area will never be out of students, and is growing daily with other industries surrounding this zip code as well.

Our biggest challenge has been to get subcontractors out to help. We have done most the work on the interior but, it has taken us a month or more to secure a GC for the 4th bedroom addition. Let me know if I can help you. Good Luck!!

@JR Paulemon Hi there, and welcome to BP. I am a fairly new investor in the UCF area as well. Congrats on your first investment. Sounds like a great deal. My husband and I just bought a home near UCF and are rehabbing it now. We are converting the garage to a

@Colleen F. Thank you for all the advice. Interesting lease option having them all sign and parents financially responsible. We do something similar for my son who attends college in Boston. I really liked the binder idea. Thanks again.

Hello fellow Landlords, my husband and I are rehabbing a home ( great distraction right now) to hopefully rent to 4 girl college students. I have a good residential lease, and will have the parents sign individually. I was wondering if anyone had any specific terms they use for college students? Any helpful hints on making it a great experience for all? Thank you. I appreciate any guidance.

Hey there fellow Investors, we hope you are ALL well, and safe.

My husband and I invest primarily in SFH's in a college area but really like the ALF model, especially here in FL. I did some research and there seems to be some companies offering their system, just wanted to know if anyone had any experience in this arena or with working with any of the companies that claim to have all the ups worked out?
