Everything finally fell into place once we realized that they had us going in commercial, Joseph sent out a batch email to the 4/5 people from title company, lending company and closing lawyer before he went to sleep and it had the much needed response of several emails and several phone calls later everyone was finally on the same page before ten. We close Monday and this time I believe it will happen as our closing lawyer said the monies had beed transferred!! 

Our lender has communication issues but I will wait until I see how quick their draw process works before I lose complete faith in the company

We are planning on contacting the lender in the morning. We only found out about this at 9 pm when our realtor sent an email. I do know the lender requires you to have a LLC . Reading an additional email from realtor we realized this is all because the lender is calling this a commercial loan!! This is for a house to be rehabbed and flipped. I just hope we can convenience the lender to correct this and reclassify

Our company is a LLC the lender wants a commercial endorsement (Is there a way around this??) so the title company is requiring a survey (is this required by law? )

We have waited two months for a closing (tomorrow) and now this could cost 300-500 hundred ans delay closing by two/three weeks. This flip has a swimming pool and needs to be on the market....what insanity...can anyone offer any suggestions or has anyone been in this situation?? We are in Alabama and this is our first flip we signed the contract in Feb!!

Old school of course oh my y'all are so right I guess I was so caught up in sealing the deal I forgot about how business was done back in day of my youth! No wonder the Postal service is hurting. Thanks @Linda Weygant

for rearranging my thinking cap with humor and @Paul Haughton  thanks for affirming that my title company would be a big help.  Sort of have laryngitis so I can't call either of title companies on my list yet but I know they are investor friendly so I have confidence they will be able to handle a double closing.

Need suggestions... we may have our first property (hope to wholesale) within our grasps if we can figure out all the specifics. The property is here in town but the owner is out of town and retired (a nice way to say they are so old they have no email or fax) so I have no idea how can I send her the purchase agreement in order to get everything rolling. 

  I'm thinking once we have the purchase agreement signed, our title company would handle the closing or is that messed up thinking too? It seems you can study and study and think you are learning but still be completely lost when that first deal rolls around and I know this is not a deal I want to lose. How would you solve this problem? Thanks
