For me the cost upfront are to high, as you said less maintenance which is nice but I think your time till you see cash flow is a longer road than buying something 15 years old.  Currently in my Market there is a 2 unit duplex built 15 years ago its priced about $60k below what build cost would be. I also think this depends on how many units your looking and the cost of land.  I am also not familiar with the building cost in Canada so it could be cheaper than in my market

Seems like they are more trouble than they are worth.  I get life happens but they clearly are living beyond their means.  with that said it really depends on your area is it easy to find a new tenant so that the day they are out you have someone else coming in? or will it take time to find a new tenant.  

Personally at this point i would start the eviction process, the late fee is not some convenient way for her to be able to afford her other bills.  With my tenants i am pretty lax but i never get rent late more than 3-4 days

The old bring your grandmother trick works every time.  I personally would consider others before her, anytime someone comes to see a property and starts telling me of the chaos in their life, I say in the back of my head "I don't want to be a part of this" Like you said hopefully she won't get back with him and move him in.  I would just make sure your lease specifies who can be in the house, my lease says something like anyone staying more than 7 consecutive days required a full background check and to be added to the lease with potentially additional costs monthly.  

Its just hard to keep track if someone has been there for 7+ days

Yes that seems like lender.  I would google mortgage brokers but around me there is probably a mortgage broker office in every strip mall

did you go to a bank or a mortgage broker?  I always work with a mortgage broker he works with many lenders and knows where to direct my application based on what i have for income and the type of property

I would say if you can afford $3300 as your rent payment do it, this means even if the big unit is not rented your ok to make the payments.

What i don't like about this personally i would rather have both units very similar in size and rent because if for example each unit rents at $1700.  If one tenant moves out your still collecting $1700 which is the majority of your mortgage.

The way this property is i would always be fearful of losing that $2500 renter.  Reasons i look for 3+ unit properties to reduce this risk

I think you answered your own question you have the surveyor coming as you said "Fence then Sale" and move one.  If the trees are yours likely you're cutting them down right? So the spray paint is irrelevant at that point get the fence get it sold


As for him suing your talking small claims court which i suppose he could make a claim.  I am sure you could small claims court him for spray paint as well but for what, just move on.

All of this would be avoided having the correct information if you do anything near a property line get it surveyed unless there are ground markers that are easily seen.

@Stephen Shelton sounds like this tree causes a lot of clean up for you or costs you with your landscaper having to pick up the leaves.  Not to mention proximity to the house would factor into if i wanted to have the tree taken down.  Maybe tell them if its causing them issue you give them permission to professionally take the tree out and stump grind it down.  Then see if it really bothers them that much to pay to have it removed

@Scott Smith are there any cases you know of where the series LLC has been fully tested in court? It sound great just worried it being newer form of LLC.
