I would recommend getting their First Sargent and supervisor’s information. I have seen a Supervisor actually drive the troop to the landlord’s office to pay rent on the 1st of every month. I have also seen punishments handed out for damaging Rent houses.

I will be there! I'm moving foward with the purchase of this house and have a ton of questions for you guys.

I think a meetup.com page would be great. before I found BP I searched meetup.com but there wasn't an RE club listed.

I have around 30k cash. I got the numbers from my real estate agent. He is the agent used by the guys I meet-up with once a month from BP, He is also a local investor buy and hold as well as fix and flip. That combined with a price list my wife and I made for materials makes me feel comfortable with the number. Some of the less skilled work will be done by us. Some such as tile, tree removal, and plumbing will be contracted.

The new bank I am working with is a community bank and they explained the interest only loan as a "construction like loan" if after 6 months, I wont be able to use the FHA loan I will shop around for better rates.

I have been here for 10 years I am  more than "eligible" for orders. I haven't checked with USAA yet, my wife banks with them, I do not.
