Hi biggerpockets family! 

I'm trying to figure out how to utilize the contractors insurance that he already has in place.
With the bond and insurance coverage so that I am protected protected with the work he has done.
When a contractor is licensed and bonded with insurance how how do I as the consumer use those for my protection?
Am I supposed to ask the contractor to put me on his insurance?  What if they say no?
Do I have the ability to get ahold of his bond company in the event that he doesn't perform?
How does the bond and insurance protect me? What specific steps do I need to take to utilize it?

So what about adding myself to their insurance as an added party?

also if they're bonded then why do people get additional bonds for garuntee for services?  Like performance bonds?

Hello to the BRRR family! I'm reading about license bonding and insurance for contractors and I'm wondering if anyone can shed some light.

Since the contractor already has a bond how do I, as the hiring party use this for my protection? 

Doesn't the bond guarantee that the work is performed to our contract agreement? Do I need to ask for information about the bond? or call the bond company? How do I utilize what's already in place for my protection?

Also, I'm not trying to make a list of good contractors. 


I'm specifically trying to make a list of ones we should avoid. And we can share that with each other based on our experiences. That's all.

I know nothing in life is easy. But if we can make it we can make it smoother why not try?

I've already had 2 bad experiences with contractors and if I can save someone else by letting them know to avoid these folks, absolutely.

I appreciate the input.

Plus this is something specific to our experiences as investors in this market. What better pool than the bigger pockets family.. I mean there are tons of other resources available.. but we still find ourselves here right?

Hi all!! As a newbie I have run into some problems with General contractors and I have decided to create a list that will be useful for all of us. 

If you have that contractor or person that should be avoided please either reply to me on this thread or my DM me. I am located in Cleveland but I'm open to all markets as I plan on making this list for everyone everywhere.

I would love to put the power back in our hands and allow us the ability to know who to avoid. We can help each other save time, money, and bad experiences. Once I get the list going I will make it available for everyone. 

My framework is going to be: 

the name, address and or phone number

discipline, 

a few sentences about your experiences and 

what you would write them on a scale of one to five stars.

Hi all! I'm working on my first rehab and trying to turn attic space into a bedroom. 

The city of Cleveland says I need floor plans to scale submitted for them to review. I don't need a stamp or an architect sign off per the city.  I'm having trouble finding a draftsman. Any suggestions will help.

I need to double check my renovations after I found out my contractor completed the rehab without permits for the electrical and the add on upstairs bedroom. 


Anyone have recommendations for a competent licensed GC that I could use?
