The best way to pick a proven good area every time is to check where the buyers are buying. its the easiest way and plus you dont have to spend long hours trying to figure everything out about an area you have never been to. Try to either pull up a list of recent absentee buyers in the area, that have purchased a property in the last 6 months.

Your monthly budget is based on what you can afford! if you feel you can afford to send out 1000 postcards and get a good number of calls from them. You have to ask your self are you going to be able to handle all the calls.
Theres no set amount! If you want more leads, send more cards and if your want less leads, then send less cards.

How much is the property worth? You would want to first try to find a buyer that is interested int this area and who is looking for a multi family deal. If you can find a buyer than the hard part is over!

Hey blake, There are a number of ways that you can find properties online... I actually go through online classifieds and search key words like... fixer upper, investor special, or needs rehab, you get the idea... I also place adds online.. you can even search some of the keywords above in google and just place your city. ex "fixer upper los angeles ca"

Jon, i just got a property under contract right now, negotiated over the phone, contract was sent to by mail, and now i am setting up for an inspector to come out and give me an estimate on repairs.. lets see how everything goes

Yes it is possible... you just have to have a good buyers list lined up.. once you have that you can search properties online, and you can do deals by email, fax,mail and phone

You do have the option to hold the buyers hand thru the process but in most cases you will not need to because you should be working with all experienced buyers they dont really need your help.

you do not have any legal obligations to the end buyer, you are selling the property "as is" and the buyer understands that, he has to do his own due diligence

the property was appraised for about a month ago, and i currently dont have any buyer on my buyerslist that is interested in this property. i have no idea what to do. im thinking i should just try to find someone and get a referral fee

i have a owner of commercial property give me a call and leave a message . he states that he need to sell fast. he said that the commercial property is appriased for 900,000 and states that he owes about 600,000. i plan on wholesaling residential properties, should i pursue this?

thanks micheal for the fast reply. so in this case you would recommend building my buyers list. I plan on wholesaling, should i change the way i market to motivated homeowners? So ads will not be good if i plan on wholesaling deals instead of lease optioning or using subject-to's to purchase deals?
