I ended up calling the loan company and told them what I wanted to do... They asked me for the LLC info and when they confirmed it was legit I was able to do it with no issues....

I have 200+ in equity in the property but I'm having issues doing a cash out refi OR HELOC because when I talk to any lenders they are going to balk at the zoning and taxes/insurance all say it's two family but there is only one kitchen. I keep it zoned as a 2 (2 gas and electric meters) so I can convert it back some day when the kids are out of the house and it's easier to go one way than the other.

I was thinking of putting in a "temporary" kitchen for the purpose of the appraisal but not sure what exactly I need to have in there.. I have the sink, is a mini fridge sufficent.. do I need a full size fridge, stove/oven ??

I'm about 10 miles north of Boston.. Any advice is MUCH appreciated.

Using maps online I'm looking at a building that is listed as follows:

OCC DescriptionAPT 4-UNT MDL-01

I'm attempting to make sense of what that MDL-01 means.  

 think the answer is somewhere in the link below but I very well could be wrong... and even if the answer is in there I'm not clear of what it means / significance.

So I'm looking at trying to convert a two family to a 3 or 4 unit.  It is zoned R-2 however with in 500' of the property there are a few 3 and 4 units AND a big apartment complex.  Now I know at first blush the town will say your zoned R-2 so you can't however when I see these other buildings with multiple units I ask myself well why them and not me?

There is one street a few hundred feet away that has 5 three unit triple deckers all side by side and right across the street are some brick 4 units that I believe are owned by the town for elderly/low income housing so why would I not be able to convert my two family, literally across the street, from a two to a four unit?

This is in Woburn just in case it matters.

Trust me I know... I live in Woburn.. I'm doing a cash out refi of a two family I have and will be looking purchase something but to find anything with less than a 700k budget is nearly impossible.  West Plymouth huh?  If there was skiing near by I'd be all over something like that :)

Sold for 520k ?  Good lord what people will pay for a postage stamp boggles the mind.  Good sale! Congrats!
