Any reason to open a business banking account, or just leave it as a standard savings and checking?

This is a great thread. Can anyone give me an idea on average how much time a week or month they spend managing their S8 properties? I'm sure some tenants are worse than others, but I'm curious overall how much more labor intensive is S8 over higher income properties. Thanks in advance.

Hello BP Community,

I am new to REOs and how to purchase. I found one through my county website that I thought I'd make a cash offer on. I called the bank, found the right person, and made an offer over the phone. The decision maker requested that I send an email in writing confirming the offer. I take it I need to just send over a formal offer in a contract. Is there anything else that I need to consider? Run title? I'm trying to make sure I have all of my ducks in a row.

Has anyone tried mailing to an owner directly to try and negotiate without a realtor when a property is on the MLS. I'm thinking this would save the owner the commission and potentially set-up for a better negotiation and deal for the investor. You would also probably need to wait until their contract expires. Thoughts?

I had some issues separate from those on this post. When I went to verify my email address after clicking the link that came through on Podio, I was unable to finish the verification through Google. I had to log out of all of my Google accounts and then verify. I spent an hour trying to figure out what was wrong. I hope this helps save someone some time.
