Nathan and Dave at Red Maples have been great to work with. They both worked at institutional property mgmt companies and support small portfolios like mine as well as larger ones.

I haven’tUsed Cozy but I’ve been using RentRedi for a couple years now and love it. I can’t speak to the listings capabilities since I haven’t had vacancies (thankfully) but I do know RentRedi is capable of doing so. The one thing I love most about RentRedi is their support response time with any questions or help, although their walkthroughs are very thorough and live support is rarely needed. They’re on it.

I've been using RentRedi since October 2018 and they've been awesome. They are always super quick to respond to any questions and very helpful in general, making sure you have everything you need to make your job easier. They are constantly improving the platform and sending new updates of what is available. Communication with tenants, rent reminders, maintenance requests, etc have all been seamless. The BP discount keeps it reasonably priced - worth the cost for sure. I don't have much experience with other platforms but I can assure you RentRedi sets the bar pretty high.

BP family, I’m looking for book recommendations that will address one of my weaknesses... delegating/managing others. I’ve always had the mindset that whatever I am doing, I have to do it in order for it to be done right. I have trouble delegating. I’d rather make the mistake myself than watch others make a mistake. This has forced me into working harder all my life, opposite of all our goals. For those cash flow quadrant fans, I’ve always had S quadrant characteristics that have kept me from the right side. The good news is I’ve recognized this as a weakness that I need to address so are there any suggestions on REI books, business books, or anything else completely different you feel may help drive that mentality away? Thanks!

Hi BP, just purchased my first duplex (stacked) in St. Louis (South City), inheriting one tenant who is on her way out that I have a couple of questions about. There is no lease in place and she is in the process of moving 4 hours away. She verbally said she'd be out by March 1st. During our rehab of the 1st floor unit we decided it would be best to replace the plumbing stack. Luckily my father in law is a plumber so it's not terrible news. However, this would require us making her bathroom unusable as well. I noticed the tenant upstairs didn't have her boiler on and it's 25 degrees out. I called her, she said we could enter though she wasnt home, and we discovered she had all 4 stove open flames turned on high and she was circulating that heat using a fan! Also had a window cracked and a couple of space heaters going. Couldn't believe it. Anyway, I left her a message saying if she allowed us to demo her bathroom we wouldn't charge rent from then on out. She hasn't been responding. My questions are... 

1. With no lease in place can I demo her bathroom without her permission? She doesn't appear to be "living" there as she's in the process of moving, but still has some stuff there. 

2. How would you go about handling her exit in general with proper notices, delivery confirmation from post office on letter being delivered, etc?
