Welcome to BP! I'm a house flipper in calgary, definitely expensive but not impossible. Im curious about the states and other markets it has been hard to find deals here in the past, but that is changing now with oil prices. Would love to hear about how you went about investing outside your market.

A few words of wisdom. 

I would make sure you are partnering up with your friends for more reasons than they are your friends, This is a difficult endeavor you are setting out on In itself. On the flip side of the coin your risk and expenses are reduced.

I would wait to open a LLC until you have found a deal where you need one. For the most part a legal agreement will suffice starting out. My partners and I have made this mistake ourselves, once you open the company you have to keep it open and in absence of a deal that will be out of pocket.

As for finding funding for your deals, local Real estate clubs are great and BP is a good source also. In my experience the deal is more difficult to find than the funds. That's where I would focus first. Once you have a deal, you have options. Such as wholesaling or JV with another investor that brings to th table what you need.

Painting is a good gig, I'm a 3rd generation painter myself, but have since evolved into a general contractor. I painted new best Western in lethbridge last year, it's a nice city forsure. If you ever need some insight on construction, I'm here to help.

Welcome to BP this is an amazing site for starting out. Check out the Podcasts they are full of amazing info. Also as you are obtaining all this new info, try to implement right away. The best learning happens in the field (just be cautious).

Hey Jacob, it can definitely be done in Canada. Even though the info on here is directed toward the states, the fundamentals are pretty similar. Definitely worth pursuing! Listen to the BP podcasts they are a great.

hey brett I can relate to the deal your working on. Being a contractor and real estate investor. Some things to consider. I don't know the numbers for where you live cost of labour/ desired profits from the deal. 

If I were to do a deal like you explained and we were looking at making 60k as our profits my 1/3 would be 20k. I would be better off to just be your contractor and make close to that without the risk.
