@David Krulac Thank you for your thoughts. How do you find out how many homes are owned and or rented out in an area? Is there a resource for this or is it just talking to neighbors?

@Jeff Greenberg Thank you for those perspectives. That is a great idea about calling the police department and asking about a specific street or block.

@Bill Gulley Good point. We are actually looking to purchase a multi-family that we would live in as our first step.

@Jassem A. I am most looking to buy and hold. Do I need to be super worried about property increasing overtime? For now, I am interested in cashflow.

Thanks everyone for your input!

@Jassem A. That is hilarious! Very true though. We currently live in a neighborhood that most folks would think is not the best. We have been there 7 years. All of our neighbors are nice people and we have not had any issues of crime or anything like that.

Thank you for your response. Is there a resource to find out owner/investor owned properties?

I am new to real estate investing. I hope to get into rental properties and I am not sure what type of neighborhoods to look for. I have found some properties in my area but other real estate folks I know say to stay away from "that part of town."

Any tips on what to look for in a neighborhood?

I found bigger pockets through the podcast. I am new to real estate investing and I am trying to learn all that I can. Thanks to everyone who contributes and shares their knowledge and experience. I hope to contribute once I gain some experience.

I am married with a 1 year old daughter. My wife is a stay at home mom and I have a full time job. We are looking to get into rental properties. We live in Belleville, IL just outside of St. Louis.
