Hey Emanuel,
If you're able to hold on to the property and continue to cashflow you should keep it. You can access the equity in the deal by getting a HELOC for now or a cash out refi once rates normalize a bit.
If you analyze some deals and realize that you can get a better return on your equity somewhere else you can 1031 it into that as well.

If you're looking to grow your portfolio you want to either keep it for growth or trade up using 1031s where possible.

 Hey Alexander!

It's awesome that you want to get started in the industry this early!

First things first is education, if you can find someone to follow and learn from you'll save yourself a lot of troubles in the future. Spend time on this site and at meetups if you can just getting to know people and learning from others.

Take the time to decide what your first deal is going to be, the strategy you want to follow then go about finding a ways to start saving for that deal.

Or find a way to get into wholesaling to make profits towards your own projects.

Hey Natali,

You can ask a local agent to post it for you on their MLS, they may charge a flat fee or a commission.

You can ask local hospitals/companies to see if you can get it posted on their internal message boards.

If you want longer leases you can put it on Vrbo or AirBnb and increase the minimum stay length to your desired timeline.

Is the tenant able to provide any references? If they can't provide you contact information for a previous landlord that was happy with them you should likely change the requirements on your tenant application.
